Every year, thousands of students lose money to rental scams — fake listings, fraudulent owners, and too-good-to-be-true deals. When you're desperately searching for accommodation in a new city, it's easy to let your guard down. But a few simple precautions can save you from significant financial and emotional distress.
Common Rental Scams Targeting Students
1. The "Advance Payment" Trap
A scammer lists a beautiful room at an unbelievably low price. When you express interest, they demand an advance payment (₹5,000-₹10,000) "to hold the room for you." Once you pay, they disappear.
2. The Fake Owner
Someone poses as the property owner but is actually a tenant or has no connection to the property. They collect deposits from multiple people for the same room, then vanish.
3. The Bait-and-Switch
You're shown a beautifully furnished room with great amenities. When you arrive to move in, the actual room is completely different — smaller, dirtier, or missing the amenities shown in photos.
4. The Hidden Charges Surprise
The rent seems reasonable, but after moving in, you discover mandatory charges: ₹2,000 for "maintenance," ₹1,500 for "electricity," ₹500 for "cleaning." The actual monthly cost is 50% more than advertised.
Warning Signs to Watch For
- The rent is significantly lower than similar properties in the area
- The owner insists on payment before you visit the property
- They refuse to meet in person or show their ID
- Photos look too professional or are clearly stock images
- The owner pressures you with "many people are interested, pay now"
- No written agreement is offered
- They only accept cash — no UPI, no bank transfer
- The owner is "out of station" and can't show the property themselves
How to Protect Yourself
Always Visit in Person
Never book a room without physically visiting it. If you're in a different city, ask a friend or relative in the area to visit on your behalf. Video calls with the owner showing the room are a decent alternative but not a replacement for a physical visit.
Verify the Owner's Identity
- Ask for their Aadhaar or PAN card
- Verify the property ownership documents
- Check if the name on documents matches the person you're dealing with
- Google their phone number — scam numbers often show up in complaints
Never Pay the Full Deposit Before Move-In
A small token advance (₹500-₹1,000) is reasonable to hold the room. But never pay the full security deposit until you have the keys in your hand and a signed agreement.
